Relocating to Texas? How to Navigate the Home Buying Process from Out-of-State

So, you’re thinking about moving to Texas? Welcome! Whether it’s the food, the wide-open spaces, the job opportunities, or just the warm weather calling your name, you’re not alone, thousands of people relocate here every year.

But here’s the thing: buying a home when you live in another state can feel a little intimidating. Don’t worry, though, it’s totally doable. With the right prep and the right people on your side, you’ll be unpacking boxes in your new Texas home before you know it.

1) Find a Local Real Estate Agent You Actually Click With

Your agent is going to be your eyes, ears, and boots on the ground in Texas, so finding someone you trust (and actually like) makes all the difference. 2) Get to Know the Area Before You Start Shopping

Texas is big, and every city and neighborhood has its own vibe. Are you dreaming of a walkable spot in the city? A family-friendly suburb? Or maybe a quiet place with land and starry skies?

Spend some time online digging into:

  • Neighborhood guides and forums
  • Local Facebook groups (great for getting the inside scoop!)
  • Commute times, schools, and nearby amenities
  • Youtube videos to tour communities/floor plans

3) Get Pre-Approved (So You’re Ready to Jump When You Find “The One”)

Texas markets can move fast, and the last thing you want is to fall in love with a house and miss out because your financing isn’t ready. Getting pre-approved gives you a clear budget and shows sellers you’re serious. Property taxes in Texas tend to be significantly higher here than in other states so your buying power may not be as high as you expect it to be. Insurance is another big influence on your monthly payment in the Houston Texas area depending on if the home has flooded, age of the roof, location, if there are any claims on it, etc. Get a quote on your auto too because our move from Harris County to Montgomery county meant we were paying HALF as much a month for the same vehicle coverage. Yes you read that right. Hundreds of savings from that alone. Railey Carroll is my go to for insurance quotes and has saved my clients and me personally TONS of money.

4) Lean Into Tech, It’s Your New Best Friend

House hunting from another state might feel tricky, but technology makes it easier than ever:

  • Virtual tours and video calls with me to see the home, neighborhood or anything else you need to make your final decision
  • YouTube for insight into the neighborhood, home tours, etc. 
  • E-signatures for contracts and offers
  • Virtual tours

5) Plan a Quick Trip (If You Can)

Even with all the tech tools, nothing beats walking through a house in person. If you can, plan a short trip to Texas once you’ve narrowed down your top choices. I will line up a bunch of showings to give you a real feel for the neighborhoods you’ve been researching online.

If you find the perfect home and can’t make it here fast enough, do not worry! You can go under contract and we can use your option period for your inspections like usual BUT also to fly in and see the home in person. I’ll work with you to coordinate those timelines so we know it works for you financially!

6) Don’t Stress About Closing from Afar

Here’s the good news: many title companies in Texas are totally set up for remote closings. That means you can sign most of your paperwork from wherever you are. I will confirm in advance if there is a cost associated with courtesy closing if you aren’t here in person. 

Relocating to Texas is exciting, and yes, buying a home from out-of-state has its challenges, but it’s absolutely doable.
