If you’re looking for a community that feels peaceful and homey, Artavia in Conroe, Texas strikes the perfect balance. It’s one of the fastest-growing master-planned communities north of Houston, thoughtfully designed for families who want connection, art, nature, and convenience all in one place.

A Community Built Around Living Beautifully

As you enter the neighborhood, the first thing that will strike you is the tall mature trees that line the roads making you feel like you’re still part of nature. Soon you’ll see the stunning lake that brings you to Artavia’s signature space, Dapple Park. It is the centerpiece of the community, and it’s unlike anything else you’ll find in Montgomery County.

This 13-acre park features a shimmering lake perfect for paddle boating or kayaking, a cozy lakeside Palate Café, and scenic walking trails surrounded by public art installations. The community’s design is meant to inspire creativity and calm, hence the name Artavia, a nod to “art” and “life.”

You’ll also find:

A modern fitness center with a view of the lake that is open 24/7 and centrally located in the community for the neighbors to use whenever their schedule allows.

A playground and splash pad for the little ones. This is nestled next to shade, covered seating to watch the kids while they play, and a bathroom. Picnic areas, open lawns, and gathering spaces for events and get-togethers. One of the things that drew us into the community was the great open space and events they host. There are so many family friendly (as well as adult game nights/clubs) that it was too hard to pass up. Our kids have adored the events like bubbles, pirates, Easter egg hunt, and so much more. 

Palate Cafe is a fantastic place to get a bite to eat with a fantastic view of the lake. They also serve alcohol and make some delicious coffee! We love the convenience of not having to leave our neighborhood to eat. The community also does food trucks often so you can grab a meal on your way home from work.

ART scapes, curated art pieces scattered throughout the community. One of my favorites is the red arches by the amenity center that is colorful and interesting.

Rentable space is also a cool pro of the Artavia community where you can host parties, weddings, birthdays, etc. right on the water. It’s a great place and not far from your house which makes planning a get together super easy. 

Whether you want to paddle around the lake on a paddle boat, catch some fishies, or just sit and enjoy the view, the lake is a fantastic place to do that. I love the paths around the lake that lead you through the forest and along the lake. It’s a peaceful, scenic walking trail that is just a small fraction of the incredible walking trails this community has. Drive through the community after school/work and you’ll see countless people biking, walking, jogging, etc. 

Every corner of Artavia feels alive, with vibrant flowers, lush green spaces, and family-friendly areas that encourage connection and outdoor fun. They truly work hard to keep the community as beautiful and natural as they can. Our favorite time of year is the spring when the greenbelts fill with bluebonnets and wild flowers. It makes our daily walks so much more magical! 

**A second amenity center is being built closer to the new sections of homes. Turn Astaire Parkway, go over what my kids lovingly call the Blippi Bridge (aka a blue orange and green bridge), go past the art collection section on your right over another small bridge and it will be there on the left by Fall of 2026 hopefully. From what I’ve heard it will have another splash pad, playground, pavillion, pickleball, and walking trails.

Each builder has their own vibes and unique features that draw people to them. Many of the homes feature open floor plans, tall ceilings, modern kitchens, and outdoor living spaces, perfect for entertaining or relaxing under the Texas sunset. Some sections offer no rear neighbors, huge ¼-½ acre lots, three and four car garages, and so much more. Conveniently Located Yet Wonderfully Peaceful

Artavia is located along State Highway 242 and 1314, between I-45 and Highway 59, giving you quick access to:

  • The Woodlands – 15-25 minutes away for shopping, dining, and entertainment
  • Downtown Conroe – 15-25 minutes away for local charm and community events
  • Lake Conroe – 20-30 minutes away for boating and lakeside weekends
  • Bush Intercontinental Airport (IAH) – 30–40 minutes away
  • Valley Ranch Shopping Center - 15-20 minutes away
  • HEB - 15-20 minutes away 
  • Kroger - 15-20 minutes away 
  • Dollar General - less than 5 minutes away 
  • Pizza Hut - less than 5 minutes away (my favorite for a quick dinner! Tuesdays they do personal pan pizzas for either $2 or $3 which is a huge perk for me. No cooking and the kids get to each pick their own flavor so no fighting)
  • Starbucks, Chick-Fil-A, Jeremiah’s Italian Ice, Charley’s Cheesesteak, Creameries, taquerias, crawfish, Whataburger, and SO MANY MORE restaurants all within 15 minutes before you even get to the Woodlands. 
  • Sam’s Club and Costco - Only 15-20 minutes from the neighborhood. 

Even though it’s close to everything, Artavia still feels tucked away, surrounded by pine trees, peaceful trails, and fresh air. Everyone I meet here says how much they love just how quiet it is.

Schools

Artavia is zoned to the Conroe Independent School District (CISD) and as of the time this blog post was written, the community is zoned here. I encourage you to always verify these independently to ensure your kiddos are going to the schools you think they are when purchasing. There is always a chance they will be rezoned. New schools are popping up around us and Artavia also has Conroe ISD owned land in the community. My hope is that it will be an elementary school soon, but there is always the possibility it is an intermediate or maybe even high school. Until it’s announced, no one can know for sure.  

Zoned schools include:

  • San Jacinto Elementary School

  • Grangerland Intermediate School

  • Moorhead Junior High School

  • Caney Creek High School

Each of these schools is within a short drive, making morning drop-offs a breeze. They are also building a daycare center at the corner of Astaire and Artavia for the littles which will be nice to bike to drop off or walk on those extra nice days.

A True Sense of Community

What makes Artavia special isn’t just the homes or the lake, it’s the people. The community hosts regular resident events like outdoor movie nights, holiday festivals, food truck Fridays, and family fitness challenges. There are TONS of groups for people who want to do their hobbies with other people. There are walking groups both for pets, just people, and kiddos; a gardening club, game club, bikers, motorcycle riding club, and so many more. If you’re looking for your people, there are other people doing the same!

There’s also a strong sense of belonging, new homeowners are welcomed warmly, and it’s common to see neighbors chatting on porches, kids playing in the park, and families walking their dogs at sunset. We love our neighbors and how they look after everyone. You’ll often see us on walks with our kiddos and whichever of our neighbors happens to be outside and wants to come too! It’s amazing.

Our community also just hired a constable to patrol full time to give an even better sense of security and community. They are so friendly and here to help with any complaints or if you’re worried about something.

What some homeowners don’t like 

I can’t tell you what they do like without telling you what they don’t! That wouldn’t be fair. Here are some of the most complain complaints I hear 

  1. No community pool - from what we’ve heard there never will be a pool, but for us that wasn’t a deal breaker. We want our own pool and the splash pad is more than enough for the kids to cool off. 
  2. Lots of construction on 242 and 1314 right now. Construction means growth and smooth sailing in the future so it will be great, once it’s done that is. 
  3. Traffic on 242 can be terrible depending on when you leave. Some days it takes us 20 minutes to get to the W of 45 and some days it takes us 52 minutes. Plan accordingly and use your GPS. Ours occasionally takes us up 1314 to Conroe and back down to save time. Always use it! 
  4. Some people speed through the neighborhood which obviously worries people. The new constables are taking care of that issue so you’re welcome! 
  5. No garage sales currently allowed. This is a random one for me. I’ve only ever held one garage sale before and it was way more work than it was worth for me. I don’t mind this rule, but a lot of people are upset by it. Post it on Facebook marketplace or donate it if you can afford to. 
  6. Art is abstract so some people don’t like the lights coming in from 1314 that look like metal and glass orbs. I for one think they’re cool but that’s another random common complaint. Who knew people would be so passionate about it! 
  7. Power outages. They usually aren’t for more than a few hours since we’ve moved here, but we also haven’t been hit by a hurricane. I recommend getting a generator just in case since we are a bit farther out (not right by 99 or the major cities). It’s on our wish list for next year!

Real Estate Market & Value

Since its launch in 2019, Artavia has seen steady appreciation thanks to strong demand, continued expansion, and proximity to The Woodlands.

  • Typical HOA fees: around $1,185 per year (covers maintenance of amenities and events).

  • MUD tax: approx. 2.8–3.0% (varies slightly by section).

  • Resale homes tend to hold value, but it’s a neighborhood actively building so competition is hard. Plan to spend more days on market or list more aggressively to beat out the incentives in the neighborhood. If you added a pool, remember you usually don’t get the full cost of the pool out of your home when you sell, it’s only a small fraction of it. Be mindful of the updates you make to your home (or ask me if you want feedback on your decisions and how they may impact your value).
